2016 Open Book & Board of Review

Associated Appraisal is contracted to complete appraisals for the City of River Falls. If there is a change in your home valuation, you will receive a notice from Associated Appraisal starting the last week of March.

This year’s Open Book is scheduled for Thursday,April 14 from 10am to 5pm and Friday, April 15 from 8am - 12 noon at City Hall.

Residents who wish to attend the Open Book must make an appointment with the City Assessor, Associated Appraisal Consultants, Inc.  Please contact them by April 13th at 1-800-721-4157 to ensure yourself of an appointment.

Residents who have attended the Open Book and are not satisfied with the results may go before the Board of Review (which is comprised of the Mayor and City Council) to dispute the Assessors’ assessment of the property.  

This year’s Board of Review is scheduled for Thursday, May 19 from 9am to 11am at City Hall.  Residents must make an appointment in order to appear before the Board.  Please contact the City Clerk’s Office at 715-426-3408 or 715-426-3419 no later than Tuesday, May 17 at 9am for an appointment.  

Residents also need to complete the Objection Form for Real Property Assessment form and submit it to the City Clerk by Tuesday, May 17 at 9am.  Attendees will have 15 minutes to present their case.

Receive a tax roll notice for unpaid charges?
By October 15 of each year, property owners may receive a notice of unpaid city or utility service charges that, if not paid, will be placed on the annual tax roll for that property. The City was advised by the Public Service Commission that properly applied charges for service could not be waived.

If you believe you have accrued these charges in error, please contact Customer Service immediately at 715-425-0906.

Residents who wish to file a Property Tax Exemption request may do so by completing the form and filing it with the City's Assessor, Associated Appraisal Consultants, Inc., 1314 W. College Avenue, PO Box 2111, Appleton, WI 54912-2111.  This form must be filed with Associated Appraisal Consultants, Inc. by March 1.
