River Falls Business Parks
River Falls currently has three shovel-ready business parks in the City and one future Opportunities Site for development. All three shovel-ready business parks have 1-gigabit broadband capacity provided by your choice of carrier. Robust electric, water, and wastewater service is provided locally by . Zoning in the three parks is I-1 Industrial, with an area of I-2 Heavy Industrial in the legacy industrial park. Here is the City’s Tax Increment Financing Policy.
Sterling Ponds, Whitetail Ridge, and Mann Valley corporate parks also benefit from construction of the Radio Road Interchange in 2014, which provides direct access to the parks from Highway 35. Businesses that locate in these parks will have excellent visibility and easy access from a major state highway.
Mann Valley Corporate Park
In June 2022, River Falls City Council approved a final design contract with SEH, Inc. for the City's newest corporate park, Mann Valley. Mann Valley Corporate Park, located on the northwest side of the city, includes 200+ acres for office and light industrial/manufacturing use. The Radio Road Interchange provides direct access to Highway 35, making the site just minutes from I-94. Mann Valley will be the biggest corporate park in city limits. The largest lot, at 155 acres, is one of the most sizable tracts of land available for industrial development in the Twin Cities metropolitan area.
On May 23, 2023, the City Council voted to approve a construction contract with Haas Sons, Inc., for infrastructure construction, engineering services with SEH Inc., the creation of Tax Increment District 19, the jurisdictional transfer of a portion of County Highway U and Radio Road, and the purchase of four acres to construct Discovery Drive. Infrastructure construction will begin September 2023 and is expected to be completed in October 2024.
